What are the eligibility requirements for BMR units?
When the program is in operation, the resident must occupy the apartment as his/her principal place of residence AND meet all income and eligibility requirements in order to qualify for the BMR Rate.
Please see the priority/eligibility categories below per the City of Los Altos:
PRIORITY 1 (IN NO ORDER OF PREFERENCE)
- Persons who are regular, full-time staff for School District or Charter School who have been employed by a school that serves Los Altos residents, including the following schools outside City limits: Springer Elementary, Mountain View High, Cupertino Jr. High, Homestead High School, Alta Vista High, and West Valley Elementary, for a period of no less than 12 months prior to the time of application.
- Persons who are salaried City employees as defined in the City’s personnel rules, who have been employed by the City for a period of no less than 12 months prior to the time of application
- Persons who are salaried Santa Clara County Fire Department employees who are assigned to the two fire stations located in the City of Los Altos.
PRIORITY 2 (IN NO ORDER OF PREFERENCE)
- Persons who reside in the City at the time of application and who have lived in the City for at least the prior two years.
- Persons who have lived in the City for at least two years and who have moved out of the City within the five years prior to the time of application.
- Households which are required to relocate their residence as a result of Council action.
- Persons whose parents or children live in the City at the time of the application and such persons have lived in the City at some prior time.
PRIORITY 3
- Persons who work in the City at the time of application and have worked in the City for at least two years.
PRIORITY 4
- Persons who work within Los Altos at the time of application.
PRIORITY 5
- Persons who live or work within Santa Clara County at the time of application.

What are the occupancy requirements for a BMR unit?

What documents and additional requirements will I need to submit to get into a BMR unit or renewing my lease for a BMR unit?
In addition to documents for proof of eligibility within one of the listed priority categories, you will be connected to Alta Housing for the BMR income and household verification process. All household members listed on your application who are 18 years or older will need to be present for the interview. You will be asked to bring in all of the items listed below, which apply to your household, when you are contacted to come in for the interview.
- Valid Government issued ID/Driver's License for each adult household member*
- Birth Certificates for each household member under the age of 18 years old**
- Social Security cards for all household members*
- Proof of Preference Status*
- Income Tax Returns and W2-s
- Payroll stubs from the past three months
- Award letter/print out from Social Security showing monthly income
- Checking Account statements for the last six months
- Most recent month's bank statement for Savings Accounts
- Most recent Statement from all 401-k/IRA and/or other asset account

**Initial certification and subsequent recertification only of there is a change in household composition.
What happens if I no longer qualify for a BMR unit due to income or household changes?
Residents are required to notify property management as soon as they are aware of income or household changes.
If you no longer meet the BMR requirements and are NOT employed by Stanford University or Stanford Health Care at least 75% FTE, you will receive a 90 day notice of to move out.
If you no longer meet the BMR requirements and are employed by Stanford University or Stanford Health Care at least 75% FTE, you may be eligible to renew at the current affiliate rate provided that you are able to show proof of financial viability. If unable to show proof of financial viability, you will receive a 90 day notice of to move out.
When will the BMR interest list open?
The BMR interest list will re-open after the waiting list drops below 10 persons. The BMR interest list will remain closed if there are at least 10 persons on the list.

How long does the BMR interest list stay open for?
The BMR interest list will open for a minimum of 30 days.
